Aqua Offices is an in-house commercial office concept developed by KreatiViz to explore contemporary workplace architecture within the New York Financial District. The project was conceived as a design-led study focused on scale, urban presence, and public engagement in one of the world’s most influential commercial environments.
The project allowed our studio to develop a comprehensive suite of high end and photorealistic architectural CGI renderings as an internal exercise in commercial visualisation, urban integration, and material realism. The imagery was produced to test architectural ideas, refine visual storytelling, and demonstrate how complex office developments can be communicated clearly through CGI.
Although created for in house purposes, the visuals were approached with the same level of technical accuracy and attention to detail applied to client work. The CGI set was developed to support concept exploration, internal presentations, and portfolio development, showcasing our capability to visualise large scale commercial architecture in dense global city contexts and to show all potential future clients our capabilities and how KreatiViz truly aspires to be amongst UK's and global leading architectural visualisation companies.
By translating architectural intent into clear, photorealistic imagery, the Aqua Offices project demonstrates how CGI can be used as a powerful design and communication tool even at the earliest stages of a project’s life.

Urban Context
Set within Lower Manhattan’s Financial District, Aqua Offices is positioned within a dense and highly recognisable urban environment defined by layered skylines, landmark office towers, and constant pedestrian and vehicular movement. This context required a visualisation approach that balanced architectural ambition with sensitivity to scale, proportion, and surrounding materiality.
The CGI visuals integrate the building naturally into its urban setting, demonstrating how the proposed development responds to neighbouring commercial architecture. A combination of skyline views, contextual aerial perspectives, and street-level scenes was used to clearly establish the project’s presence within the wider city fabric while maintaining a strong sense of place.
Landscape & Public Realm
Public Realm Activation
A central ambition of the Aqua Offices concept is the creation of an active and welcoming public realm at ground level. The CGI visuals illustrate how the building engages directly with pedestrians through open routes, generous setbacks, and visual connections between interior uses and external spaces. This approach reinforces the building’s role as part of the city rather than a standalone commercial object.
Integrated Landscape Design
The surrounding landscape is designed as an integral part of the architecture, not an afterthought. Tree-lined walkways, planted edges, and soft landscaping elements are used to frame the building, reduce the perceived scale of the massing, and introduce moments of calm within a dense urban environment. The CGI highlights how greenery and hardscape work together to support both movement and pause.
Seasonal Urban Experience
Seasonal variation plays an important role in communicating the long-term character of the development. The CGI visuals explore different times of year, from cooler winter city conditions to brighter summer scenes, demonstrating how the public realm adapts throughout the year. This helps convey a more realistic, lived-in urban experience and reinforces the project’s year-round usability.
CGI Visualisation Approach
The visualisation package includes a curated mix of aerial perspectives, skyline integrations, and street-level viewpoints, each selected to communicate a specific architectural narrative. Wider city views establish context and scale, while closer viewpoints focus on façade detailing, material quality, and the human experience at ground level.
Particular attention was given to realistic glass behaviour and reflections, ensuring accurate interaction with surrounding buildings, sky conditions, and urban movement. Lighting was carefully calibrated to enhance depth and realism while maintaining a clean, premium visual language aligned with high-end commercial architectural presentation.
Subtle environmental elements including pedestrian activity, traffic flow, and atmospheric layering were introduced to create an authentic, lived-in city setting without distracting from the architecture itself.

Why CGI Was Essential...
For a high-density commercial office concept set within a global financial district, architectural CGI was essential to communicate ideas beyond technical drawings.
